We have just recently closed escrow on a property we owned in the Hollywood Riviera. Our real estate agent was Igor Nastaskin, whom we had never met. We had read many of his newsletters and finally decided to contact him about selling our property. We live a thousand miles away so all of our contact with Igor was going to be by phone, e-mail or fax. He promptly made arrangements to inspect the property and to give us an approximate selling price. He also included an estimate of the repairs needed to satisfy a lending agency. We were surprised to see the estimated cost of the repairs, but figured that it was needed if we wanted to sell the place. Igor contacted a contractor he works with to begin the work on some changes that would be an improvement. The contractor purchased some materials and had them on the site. He was ready to begin work when Igor called us and said he had an interested buyer. The buyer was willing to buy the place as is, and quoted us a price. When we figured in the cost of the repairs and all the headaches that go with them, we decided to accept the offer.
Our tenants had moved out, so the place was going to be empty until escrow closed in January of 2010. Igor called us and said he had some clients who would be interested in renting the place for four months. We were amazed to get renters who would be willing to stay for such a short time. It was exactly what they needed and it helped us with expenses we had not anticipated.
It was an incredible experience to find out how much paper work it takes to sell a property in California, but again, Igor made it easy. He called and suggested that he would go over the papers with me to make sure we signed and intitialed them properly. That sounded good to me, and I was happy to have the help and guidance to sign a few papers. It turned out the few papers were a little over 100 pages and it took Igor and me two and one half hours, on his phone, to complete the task.
Igor contacted craftsmen to do different jobs on the place as needed. There was a plumber, a yard maintenance man and a handyman. They would call to do the work and Igor would meet them at the house to let him in and then make sure the place was locked after they left. He had done so much to take care of our place that I felt he deserved some compensation. He said, “Oh no Ed, that is all taken care of with the commission I’ll receive when the place closes escrow.” I know that is unusual, but that is the way Igor conducts his business.
When Igor says he will return your call, he means it and does it. He was at a seminar and was on a 15 minute break. During the break, he checked his phone for messages and saw that I had called. He called me back, answered my question and then apologized because he only had two more minutes of his break left and he needed to get back inside.

Before putting my place on the market, I interviewed several agents and was very impressed by Igor’s professionalism; he provided well-documented and realistic comps and a detailed assessment of the costs as well as of the profits I could obtain from the sale. Even before I selected him, he came up with a flier that showed the place in a very attractive way.
Once my place was on the market, Igor’s assistance was impeccable. Before the opening of escrow, communication with Igor was regular and he presented the several offers I received in a very objective manner, leaving the final decision to my own criteria. After we opened escrow, at the inspection, my place showed some technical problems that gave the buyers cold feet, and they decided to cancel escrow. During the last week before the closing of escrow, Igor’s assistance in dealing with the final paperwork was excellent; he worked as a perfect connection within the team formed by the buyer’s agent, the escrow officer, and me. In my final visit to the escrow office, the officer praised Igor’s performance as first rate.

When my Uncle, who had a home in Torrance, passed away I was elected to administer the Estate. As I live in Arizona, this presented a few hurdles. I had to do everything long distance and had to rely on my team (Attorney, Realtor, etc.) to be my extended eyes, ears, etc. in California.
I called a friend of the family in CA who was our realtor when we lived there, but is now retired. She referred me to Igor. The biggest part of settling my Uncle’s estate was getting his home sold. This meant that my realtor had to be very reliable, knowledgeable, and trustworthy. Igor was all this and more.
As my Uncle left no will, this presented even further complications. Now, we all know how busy attorneys can get. Igor truly was a second source of information for me regarding probate home sales. Not only was he completely knowledgeable and able to educate me, he was able to guide my attorney through the process as well.
So, even before I was able to legally list the home, Igor was able to fill me in on the process and what we had to do.
Once we got past the court appointment, and were able to get the house listed, Igor got me a full price, “As Is” offer right away! He reviewed the offer and advised me on its upsides and downsides so I could make an informed decision.
The sale of the home was absolutely smooth and I know a lot of this was Igor’s doing. He was firm but friendly with the buyers to make sure they held to deadline and stuck to their agreements throughout the entire process.

I had to sell my mother’s house as part of her estate this last August, and practically all the neighbors my husband and I spoke with advised us to speak with Igor, no matter who else we might be considering as a listing agent. It proved to be some of the very best advice we ever received on any subject. Not only is Igor extremely knowledgeable about real estate in general, his specialty is the Hollywood Riviera (as his business cards and flyers advertise), and we doubt if there is a single person working in the Riviera real estate arena whom he doesn’t know or at least know of.
In addition to his extensive knowledge, Igor is patient and courteous beyond measure. We never asked a question he made us feel stupid or embarrassed for asking, he never spoke negatively of anyone else, and always returned our calls in a timely fashion. He suggested everything from the listing price to how we should showcase the house to the target buyers, well, practically everything. After the house had been on the MLS for three weeks we received our first offer in late October, and a couple of days later a second offer. We followed Igor’s advice concerning negotiations with the potential buyers, and it seemed as if he was reading their minds. The individual who made the second offer accepted our counter offer (very close to the asking price), and less than 30 days later we closed escrow (at the buyer’s urging; escrow was originally set for 45 days). For anybody reading this letter in the future, be sure to recall that in the last portion of 2008 the real estate market was in the midst of an extreme economic downturn. It was not at all uncommon for houses to sit unsold for months on end, if they ever sold at all, and perhaps the first time ever more repossessed homes were selling than “normal” homes. For my mom’s house to sell at near asking price only three weeks after being on the MLS, well, if it wasn’t a miracle it was certainly working with the very best realtor in the area who was able to handle all the pressure and seemingly potential crisis with grace and aplomb so as to appear to be a miracle worker. If you want to work with a true professional and the very best in the business, work with Igor. Trust his experience and advice as we did, and with the slightest bit of luck you will be as satisfied as we are.

I have known you for a little over 5 years and you have always provided me with very sound advice. The last couple of years have been extremely frustrating with other agents. Honestly, I always felt trapped under their grip. All the other agents I worked with sold me on empty promises and it became increasingly frustrating when homes were shown to me in locations that did not interest me or conditions of homes that were hideous.

There are not enough words in our vocabulary that can describe how we feel about Igor!
He handled three real estate transactions simultaneously this year for us; and how he juggled everything, still amazes us!
It started out with him listing our dad’s (who had passed away during the holidays of 2003) house in Country Hills. Then low and behold, we find a dream home in Rancho Mirage at the same time, and of course, we needed representation on purchasing that home and selling our home in Hollywood Riviera. Never did we dream that we could pull this off, three homes in escrow at the same time!
We knew we had the right realtor when 14 offers came in for our dad’s house, and all over, the asking price!

What really was remarkable was how all the closings went smooth and quickly! He had coordinated this so well. Not even a glitch!!

In the middle of these transactions, we had a 7-day cruise to the Caribbean planned; however, we had to cancel. We had the special insurance if something should happen to us medically, etc., but buying and selling real estate did not fall into any of the categories to get a refund. We decided to give our trip away. After discussing this, we decided on donating it to a Cystic Fibrosis recipient. Igor was like “Woody Woodpecker”! Getting the cruise ship to accept this offer was another story; but Igor made it happen! Through one of his realtors, he found a young man of 18 who was just getting ready to graduate from high school; he and his mother went on this cruise and with the help of Igor and his associate arranging for and paying for the air fare and hotel; this young man had the time of his life. As a matter of fact, it was a wonderful experience for all of us involved.

My siblings and I hired Igor as our broker to handle the sale of my mother’s house after she passed away. My mother’s death was very difficult on my brother, sister and I. After living in North Redondo for the last 18 years, my wife and I decided to move to a quiet neighborhood. We started our search throughout the South Bay and we discovered the Hollywood Riviera. We immediately fell in love with the Riviera and knew this is where we wanted to live. We soon realized how difficult it would be to purchase a home in this area because when property is listed there are multiple offers and they fly off the shelf. After interviewing different realtors, we decided to ask Igor Nastaskin to sell our home on Paseo de Pablo. Igor has lived in the Hollywood Riviera for many years and since it is his “farm” area, he is knowledgeable of the different homes and the local property market. When we interviewed Igor, he presented a very detailed analysis of the value of our home by comparing it with recent home sales, adding and subtracting value for different features to arrive at a realistic asking price range.

Throughout the process of selling our home, Igor and Britt, his assistant, worked with a team of professionals to get the job done. We discussed the pricing and timing of any work to be done and they took care of the details. They oversaw all of the home visits so that our time away from our workplaces was kept to a bare minimum.
When the time came to put our home on the market, Igor held a broker’s open house that was extremely well attended to expose the property to as many people as possible. Although we opted not to have a regular open house, we made the house available to any broker who wished to preview or show the home to their clients.
After one short weekend, we received multiple offers on the property including some above our asking price. Igor gave us sound advice on which offer to accept based on price and the motivation of the buyers. His skill was also invaluable in countering and clarifying the contingencies so that we could increase our chances of a successful close of escrow. Although Igor always left the final decisions to us, he was ready to advise and guide us throughout the process.
Igor is involved in the entire process, not just the sale of the home. Even after we had sold our home, he was willing to help us. We are not planning to purchase another home right away and were looking for a suitable rental in the area. Igor made helpful suggestions regarding the timing of finding somewhere, places to look for houses to rent and he also took time to show us some rental properties. We were not intending to take the option to rent back our home until Igor negotiated with the buyers’ agent to rent back at a price that was agreeable to all parties.

Igor Nastaskin helped my husband and me to buy the house of our dreams. I contacted Igor on a Monday because we had just looked at an open house the day before and we really wanted that house.
